Summary: Excellent guide to selling your own house ... FAST!
Review: Author Bill Effros sold his own home in 5 days -- for more than the broker had been asking -- and then wrote my favorite "Fizzbo" (for sale by owner) book. He takes you step-by-step through the process, so you, too, can get the best price and save a bundle on broker commissions. He tells you how to price your house, write an inexpensive ad to draw dozens of serious buyers, run an open house, and conduct round robin bidding. His system works for other big-ticket items as well.

Summary: It Works! Sold home for $225,000.
Review: I bought the book three weeks ago and decided only about 10 days ago to sell my house this way. Although the book was first published in 1993 and updated only in 1998, it still works. I simply followed his advice in this book to the letter. I placed my ad in the city and local papers for Wed-Sun (modeled on his examples in the book), and put up signs on Sat morning (I didn't use his sign models, tho; I used the ones from the associated website). I got 26 calls by Friday night (he says you need a minimum of 25 or you should stop the sale). I had 55 groups of people come to my open houses (he says to have them on Sat and Sun 10-5), and I had 24 bidders on my bid sheet by Sunday night. I did 5 rounds of calling Sunday night from 8-9:35 p.m. and sold my house to the highest bidder! I got slightly more than what I would have gotten had I sold the house for its appraised value minus a 6% broker's commission. So, I didn't make MORE money, necessarily, but it was great not having to have my house in perfect order for months, worrying about whether it will sell at the listed price, etc. Also, I had to move out of state within 6 weeks, so I wanted a FAST sale. I got it, at a fair price. It definitely worked for me, notwithstanding that the sale was the weekend before Thanksgiving, not in the best of times to be selling a house. Worth giving a try, I say.

Summary: Ir really worked!
Review: I can't believe that it worked! This book is priceless. I read the book 3 times. Did exactly what was suggested and I now have a sold sign in my front yard. My first house, my first sell and in only 5 days. My friends are amazed, some of them still have their houses on the market using a more conventional method, and 2 months later the FOR SALE sign is still in THEIR front yard. It worked, it really really worked!

Summary: Some good selling tips, but concept could be dangerous
Review: I helped a good friend for several weeks using the concepts in this book trying to sell his waterfront home. No luck. Not even low offers. The author says to advertise that "the home will be sold to the highest bidder in 5 days." If the highest offer is unacceptably low, can the high bidder sue if it is rejected? After weeks of frustration, my friend listed with an agent and sold within 2 weeks. There are better by-owner guides available.

Summary: Simple, easy to understand, and the method works!!!!!
Review: I just sold my home using the 5-day method. It's absolutely the most amazing thing I've ever done... it worked almost exactly like the book said it would. I followed the book almost verbatim. I got more for my house in 5 days, than I would have gotten through a realtor. Just let the free market work like it should!

Review: I know it sounds too good to be true, but this system really works. I know the author personally, and have seen more than a dozen houses being sold in five days utilizing this method. Summary: It may seem hard to believe, but this book really works!
Review: I know many of you are reading this review and thinking I am the author in disguise or even the authors first born, but I am not. I am a bona fide user of this book and I have nothing but good things to say. I remember going to the book store and grabbing every book available to sell my home. I left that day with nearly 10 books. After reading a few chapters from each, I took all them back but this one. The approach that Mr. Effros suggests may seem to be totally off-the-wall, but try to think as a buyer and you would realize that you would act exactly how the book suggests. The best part, YOU sell your own home. Who else knows better than you what makes your home so great! And I think the best part is that you only have to keep your house spotless for a weekend. Unlike using a conventional realator -- where you must keep your house spotless at all times in case a buyer comes by, you can get your house ready to go for just one weekend and you will have your house sold. It really works and for the few dollars you pay to buy the book, you will be lucky enough to save yourself thousands. I hope I helped and good luck.

Summary: IT REALLY WORKS!
Review: I know the title sounds too good to be true. However, I can assure you that this book is based on sound economic principles, and guarantees that you'll get the full market value for your home. I've personally witnessed about a dozen different people successfully sell their home in five days by utilizing this method. Forget about real estate brokers...buy this book and you'll be able to sell your home in five days, too. Summary: This book will make you money.
Review: I read the first edition 2 years ago after my house had been FSBO for 3 months. My house actually sold the week I read the book, so I didn't use the info directly, but it gave me a lot of confidence to hold my own on the price I was asking. A friend in the same town did use the book's method and sold his house for $6,000 more than he had intended to ask (big $$ for an $80,000 house!). Definitely worth reading.

Summary: THIS SELLING METHOD WORKS
Review: I recently sold my winter home in Georgia using Wm. Effros's 5 Day Method. I guess a lot of things in life that have been learned by trial and error are quite valuable. I like the large print and plenty of white space in the book for notes. My congratulations to the author and publisher!
