Sure some of the content is a bit outlandish but if one wants to get into real estate investing this is the way to start. From the days of William Nickerson and Marc Haroldson to the more current Carlton Sheets and Wade cook, this is the way to begin.Yes, it is true non-qual assumptions are harder to find, but they are still there. I live in one of the largest cities in Texas and each month there are more than 10 non-qualifing assumptions listed for sale in the classified real estate section. Most of the people who have a problem with Wade Cook's programs are those who are over educated, licensed and/or timid. I have purchased more than 50 income properties using some of Wade Cook's strategies. Another step that helps is to join a local real estate investment club. Many of Wade Cooks ideas run rampant at these meetings. The worst thing any investor or potential investor should do is go talk to a realtor (a salesman!) for investment advise. If they had any investment advice to give they would be following it instead of "listing" and "selling" properties. The Wade Cook book will help you turn the corner and will make you realize that as real estate conditions change you must continually educate yourself to stay abreast of the latest trends.

For example, he talks constantly about "making the offer" on a property,but never shows an example of what any of his allegedly simple offer contracts looks like. Also, his strategy calls for buying houses needing only minimal "cosmetic" repairs. Such houses are not likely to be substantially below market price, so your small profit margin after fix-up could easily be wiped out by your selling costs and commissions.

That is what I was asking myself sometime ago before buying Real Estate Money Machine. At first, the only strong point was that I like Wade. I already have many of his books on stock market investing and his strategies worked very well for me. I also like Wade's values and philosophy. What finally made me buy this book was when someone in the book store handed me a popular, fast selling real estate book. He told me that "this is the book to buy on real estate." And, in fact, it was selling like crazy. After skimming through the pages I noticed that much of the material looked very familiar (it was about flipping properties). I went back into Real Estate Money Machine and noticed that much of the information was the same except that Wade's book had been around for over 20 years and was now into it's 7th or 8th printing. Why go with a copycat? I went with Wade! The fact is that Wade Cook is an innovator. He pioneered these concepts and what some people are trying to pass off as new or their own are actually Wade's techniques (probably former Wade Cook students) just being repackaged. Real Estate Money Machine is the original. Just like Robert Allen, Wade Cook is often imitated but never duplicated. I also recommend Robert Allen's excellent books in particular Nothing Down for the 90's, Multiple Streams of Income and The 1 Minute Millionaire. You will also benefit from Wade Cook's 101 Ways to Buy Real Estate with nothing down and Real Estate for Real People.
