Summary: DON'T BE FOOLED!!!
Review: I agree with hbj200! This type of investing is virtually impossible in metro areas and especially now (9-12-03) when interest rates are low and it is a seller's market. If you have 10% to put down, it's a different story but don't be fooled by the late night TV info commercials. If it's so easy to do, then why isn't everyone rich? If it's too good to be true, it probably is.

Summary: Was a winner in the 80's !
Review: I and a friend read (actually studied) this book in the late 80's, with the intention of learning the real estate game and do some investing. It worked! I bought a house for no money down and pocketed 30k in 6 months. My friend had 50k to invest and therefore a able to buy a larger deal. He did and would have made over a million dollars if he had not made serious errors (nothing book related) due to his inexperience.

I read some reviews and although I dont remember the deals, the techniques just may be outdated. The deals seemed wildly creative, but I did use his methods and even to my surprise..they worked

Summary: Buy money with nothing down-It works
Review: I bought my first home with nothing down using Bob Allens techniques. I also bought rental properties, no money down.I like the Win/Win philosphy that Mr Allen teaches. I win, you win. Investor wins, tenant wins. I make money, so does the other guy.I also recommend Real Estate for Real People and Real Estate Money Machine by Wade Cook. Brilliant Deductions is also a must read for any serious Real Estate Investor.

Summary: It's working for me
Review: I bought the original version of this book in a used book store for $2.98 (sorry Robert!) applied the techniques and not only bought my own home, no money down but built a stream of income via rental properties.

For $2.98 I got back hundreds of thousands. I went throught his book so many times, it was so dog eared that it literally fell apart! So I went out and bought this edition. Even better. New and improved and it's holding together although it is also getting dog eared as well.

I also recommend The 1 Minute Millionaire and Multiple Streams of Income, also by RA.

Summary: Happy Easter Robert Allen and thank you!
Review: I bought your book Nothing Down and Multiple Streams of Income last December. WHAT A RIDE IT HAS BEEN.

I now own several rental properties and enrolled in a network marketing company. I was able to 86 my job and am now financially independant thanks to the great advice from your wonderful books.

Thank you Robert and God Bless You!

Summary: Still works in the 2000's
Review: I just bought the new updated version of Nothing Down. These techniques are new to me. All I can say is WOW!

Rather than repeat everything I already wrote, please go to Nothing Down for the 2000's and read my review over there.

Great book. Highly recommend.

Summary: The get rich in 10 to 15 year plan. Excellent book.
Review: I must admit that this is not a get rich quick plan. This books shows a simplified, easy to read, excellent 10 to 15 year get rich plan, through long term real estate investing. The author never suggests that you will become rich overnight. The book starts with some basic ideas and continues to give many examples of nothing down purchases, negotiating hints, financing hints, creative financing hints and much more. The best part about this book is that you learn to invest with o.p.m. (other peoples money). I can honestly say that I have used many of Robert Allen's techniques over the past few years and believe me, they work! I must have read this book 20 or 30 times and each time I learn more techniques and motivate myself. I read many books about investing "Charles Givens, Gordon Pape, David Chilton, Discounted second mortgages etc etc etc etc. When Robert Allen talks about nothing down real estate investing he means nothing down. My purchases were made with 100% financing and I even borrowed enough to cover the closing costs. This is by far the best. A must read for any real estate investor.

Summary: The best--looking forward to Nothing Down 2000!
Review: I read this book back in the 80's and it was great. I bought several income producing rnetal properties. I also used this in the early 90's when Clinon-omics created numerous foreclosures and downsizing. I was able to help people save their credit while finding income opportunities for myself.

Robert Allens system works. It worked in the 70's. It worked in the 80's It worked in the 90's and oh by the way, it's still working now. I know because I am still using these techniques.

Summary: Amazing
Review: I tested his techniques and BAM! It actually scared how easy it was. I tried the newspaper ad thing, trying to buy a house for myself and received 5 calls... 3 properties were absolutely premium and the sellers were motivated. Unbelieveable!

His style is "I can do this, you can do this too." If you're planning to go into real estate, can't conceive of your library without this book. One of the few you can profit by.

Summary: The original worked for my Dad, and now it's my turn...
Review: I was always suspicious of "get rich quick" books, and all books on making lots of money in general...how does one tell BS from truth?...aren't they all BS?

I asked my dad, A financially independent, self-made man who lives on the other side of the country from me, and whom I respect a great deal, how I could get started down the same path he did.

"Nothing Down," he told me. "By Robert Allen."
And he told me the story of how he used a trick called "the double mortgage crank" to buy a building nothing down and walk away from the closing table with the deed to the building and cash in his pocket.

So I went and I bought a copy...
and what do you know...I think he was right.

This book has been a tremendous inspiration to me, and can be to anyone aspiring to make themselves a place in the world.

Robert Allen not only teaches techniques that can be used in the real-estate market, but through these techniques, you learn how to become a creative investor, and THATS where the incredible value lies.

While I'm still a bit sketchy on some of the finer points of the real-estate market (I'm roughly 2/3s through the book), it's things that can be quickly learned from experience, or through more traditional real-estate books (though I've heard that allens other books are quite good at teaching these...)..and this is the only negative thing that I can say about "nothing down for the 90s"

Even for the skeptics...at the very least, this is an informative and entertaining read...but there IS a reason why Robert Allen is #1, and this is it.

And for those who think this book is all about taking advantadge of other people...think again...this book deals with finding people who are motivated to sell their properties, and then solving their problems while solving your own. It's called "win/win business", and that seems like some very fine business to me.

I couldn't reccomend this book more...I think it will change your outlook.
