Rating: Summary: Good Book for Charity Work Review: This book has excellent information on the title page... "Buy low, rent smart, sell high." After that, the quality of information makes a turn for the worst. The information is not bad, but it does sound like Mr. Heller and Mr. Frank are a few paragraphs away from preaching the gospel. When they say buy low, they mean don't buy too low or else you might make too much money off a seller in a bad position. When they say rent smart, they mean do everyting you can to keep the guy there including renting for less than you should, give refunds, credits, etc. When they say sell high, they mean sell below market so that you come out as a good guy. This book wants you to help people and make a little money too so Heller and Frank constantly remind you to not make too much money. Heller and Frank have sold $10 million in real estate and I would take a bet that their $10 million gross did not make them $1 million net. How good can the book be if 2 people only make a million over decades? You can do that at your day job. However, this book is great if you are an up and coming Pastor/Preacher/Rev/communist/socialist and looking to really help some people out by working very hard so that they can realize the American dream of owning a house... you won't make much money, but hey you will feel good doing it!

I like the honest and no hassle approach of this concept and the real life experiences shared in this book. You don't need to be a sales expert to apply the techniques and can start part time to build your residual wealth without quitting your full time job. Excellent and easy to read book.
Rating: Summary: Best in Real Estate Review: This book is, without a doubt, the best book I have come across in a very long time for real estate investment. The book contains information for both the novice as well as the experienced real estate investor. I particularly like that Heller and Frank are doing a service to others while still building a financially successful real estate business. Given the times we are in right now in our world, it is refreshing to see a book that is financially intelligent as well as "conscious". I look forward to applying the principles learned from this wonderful book!! Thank you Heller and Frank.
Rating: Summary: Excellent for beginners Review: This book really helped me to tie together all the necessary steps involved in making a qualified decision of entering into the real estate market. Coming from a different industry this book gives a quick and easy to understand overview of the "do's and don'ts" in buying, renting and selling. You should consider giving seminars on this topic!

It offers a clear plan how to sell medium income family homes on contract and make a nice profit. I find the ideas very exciting because I would rather the renter take more responsibility for the home, and when they are working to actually OWN the house, thats exactly what they do. One note, you need to get the homes at %20 below appraised value, which basicly means getting foreclosed homes, but it does tell you how to do this. I only have one rental house, but I believe I'm going to use this book to sell it on contract to my renters.

Rating: Summary: Great book for mid/long term Real Estate investors Review: This is a handbook for Real Estate investors. Lots of useful tips and examples and an honest and fair way of doing business. I found very useful the real life cases and the examples of contracts, letters, and way of working with the lease/purchase model.
