Summary: Much easier than I expected
Review: This book explains tax liens in such clarity that I was able to go out and buy several tax liens the very next day.

And who says you have to be restricted to your home state? You can go to Iowa, Michigan or vaction spots like Arizona, Texas and Florida, bid on a tax lien and now your vacation becomes tax deductible while earning a high yield government guaranted!

Or you can bid by mail.

Unlike stocks, your investment is guaranteed and you may even get a nice property for 1/10 of the normal price.

Get this book and start buying tax liens.

Summary: good news bad news
Review: This book happens to be an informative intro into tax lien investing. Very good for beginers. It gives some great rules on does and dont's. The bad news is it is outdated and doesn't mention that most auctions are controled by banks and institutions willing to buy liens at VERY low interest rates. I attended Nassau CTY NY auction today (2/18/03) and the avg rate was 1.75%. Most bidding/winners were banks!. Don't get too excited. I wish the book had a 2003 version...not the one which discusses the "current" (haha) S&L failures!!!!

Summary: Good foundation in Tax Liens, but get updated info.
Review: This book was the bible in tax lien certificates when it came out in 1994. Since then, however, everything has changed.

The investor mix is different. There are a lot more institutional investors playing this game (banks, insurance companies, pension funds). As a result, this market has become more efficient. Your will most probably not earn 16% return anymore.

Also, the variety and complexity of auction methods have greatly increased. The process has become more difficult for small retail investors to participate in.

The book still provides an excellent foundation in this rather esoteric investment.

For a great and quick update on this book, read the BusinessWeek article: "Easy Money It's Not" in the issue dated August 11, 2003, on page 98. You can find it at businessweek.com. This short three page article gives you all the updated knowledge you need to be current. As you will see, it really is not easy money. But, with much effort and due dilligence, you can actually still earn above market interest rates. Realistically, you will have to hire an agent to deal in this market. This will cut into your return, but allow you to participate in this complex marketplace.

Summary: Excellent Book - Great Returns.
Review: This booki is a great intro intothe world of tax liens. The returns are certaintly better than what you can make in the stock market over the last 2 1/2 years.Suggestion: CASH OUT those dead stocks, take a tax writeoff and then begin investing in tax liens. I've spoken to several people this past month who have are doing just that.Disregard the negative messages here. Based on the content of their messages, I seriously doubt if they even read this book let alone ever purchased a TLC.

Summary: 16% or Better Should Be The Real Title!
Review: This is a great book! I discovered it several years ago when I was contemplating putting a hedge fund together. Mr.Moskowitz is a great reporter. He gives you the nononsense facts about "tax lien certificates". There is no mincing of words about the potential pitfalls of this type of investing, but he also gives you the solutions to avoid or overcome them. His style of writing is clear and understandable. I believe had Mr.Moskowitz really talked about how much you can earn, out of disbelief no one would have bought the book. From his own personal experience he shows you instances 50% returns and even 2,000% returns on very reasonable investments.

After being a futures broker, investor, and author for the past 11 years, there is no other type of investing that I trust besides tax lien certificates. They simply make sense. They are a brilliant way to diversify your portfolio and you won't find yourself competing to often with small investors.

The only drawback is that these opportunities are located all around the country. I live in California where they don't offer tax lien certificates. Therefore, I have to factor in my travel expenses when I calculate my true returns on investment. In the end, I still feel it is a worthwhile endeavor, you will probably feel the same.

Put this on your shelf along with a copy of the book "Futures For Small Speculators" and you won't be disappointed about knowing how to make alternative investments outside of stocks and bonds.

Summary: more difficult than it seems
Review: to begin with, if you are a small time investor (like myself) you need to live in a state that sells tax lein certificates. this way you can get to the auctions where all the "good" properties are snatched up.

i went to AZ recently to purchase a few "leftover" tax leins after reading this book. it was not that easy to find/research a suitable tax lein to buy. my estimate is that it would take an average person a week in a particular county researching and driving out to look at properties. in conclusion, the 16% solution is fine if you live in one of the FEW states that actually offer them at a 16% rate of return.

Summary: This is the answer
Review: Well if you've found your way to this area you're looking for an answer to the question; Is this real? Well it's real and this is a good book to get answers to many of your questions regarding Tax-Line investing. I will warn you now though that much of the information is dated but the general premise is really good info.

Summary: The "How to" book of investing in tax lien certificates.
Review: Words like "tax lien certificate" and "tax fortified property" are enough to confuse even the wisest of investor. However, this book has accomplished well the task of educating beginners in the tax lien investment market.The author takes the reader step-by-step through the entire process outlining the major points of tax lien investment in simple laymans terms.

Although this book can be a bevy of information to the beginner, the seasoned tax lien investor will find no new formulas or techniques that are not explained at state-run tax lien seminars held before the actual auction. The author seems to almost be hiding crucial information concerning some of the key elements involved in this potentially rich investment.

Though vague at times, any would be tax lien investor would be hard pressed to find a better manual.
