Review: Tax Lien Certificates are far more profitable than Certificates of Deposit and just as safe.TAX LIENS are also safer than the stock market and offer an equal rate of return.The book will get you started, but you must provide the action.God book. I also suggest Direct from Dell by Mike Dell. A great motivator for anyone who wants to achieve the maximum of success whether it be a business or tax liens.Two great books. Read them both..but more importantly, apply what you learn.

Summary: The safest but most hidden investment ever known.
Review: Tax liens are a great way to make money. It's too long to get into here but they are insured by a few items and puts you in a win win situation. Even if you don't win at the auction you can still make money and even if you didn't go... The only minor problem with the book is it's a bit outdated. However there is so much information on the topic that this can be considered a good start. Extreamly recommened to anyone serious about investing.

Summary: Like holding all of the tickets in a lottery
Review: Tax Liens are like holding all of the tickets in a lottery---you know you are going to win, either high interest or a piece of property.... This is a lot better than the stock market. In the worst case scenario, at least you get your investment back. Better is the interest you earn with these high yied certificates. Best is when you get a property for 1/10 the cost.Like holding all of the tickets in alottery, only better and better than the stock market.

Summary: Put a little TLC (Tax Lien Certificates) in your portfolio.
Review: Tax liens are the safest, highest yielding investment available today. In North Carolina, where I live, tax liens pay 12%. Better than CDs and better than losing money in the stock market. In Iowa, tax liens pay 24%. In Texas and Michigan, 50%.... First, tax liens are available in N.C. AND THEY ARE AVAILABLE IN MOST STATES, NOT JUST 25. Perhaps he is confusing deed states with mortgage states. Tax liens are among the safest of investments. The only real risk is if the debtor pays off the lien prematurely---you lose profits. Or if you buy a lien on a really bad piece of property. If the debtor doesn' pay off the lien, you get the home and foreclosing is not all difficult.... I highly recommend the 16% Solution and of course investing in tax liens. Obviously. Great money maker along with real estate and discounted mortgages.

Summary: Ignore the negative and uninformed bashers of tax liens
Review: The 16% Solution is an excellent book to help you get started investing in a very powerful and safe investment.

True it was written back in the 90's, but things really haven't changed all that much. And yes it is true that institutions are in on tax liens, but the real truth is that these were and are and always have been the primary players. I suspect the negative reviews are from banks and other institutions who do not want you to know about these outstanding investments.

The rate of return is not cut in stone. While you are not guaranteed 16%, in some states and in many cases you can earn 50%...even today.

I invest in tax liens and especially over the last three years, have far outperformed the stock market and other forms of investment. I have also picked up houses for pennies on the dollar via tax liens. Remember, a tax lien is superior to all other liens, even IRS liens.

As I said, I invest in tax liens and the USA is a huge market place. I don't feel that letting you know what a great investment tax liens are is going to hurt my business. And no, I do not have any courses or books to sell. Nor am I in any way associated with this author or any other author or seminar promoter. I just believe in these investments based on my own experience and hate to see potential investors scared away from a very powerful and lucrative investment because of one malcontent who is only trying to push a dead website which does have books and seminars to sell.

I guess I am old fashioned that way.

The 16% Solution is an outstanding book and I highly recommend it.

Summary: Seriously Needs a New Edition
Review: The author does a decent job giving an easy to understand introduction to TLCs. However, if you really want to invest in the TLCs, you need to follow up with detailed research of the local lawbooks.

Some of the information is outdated and completely incorrect. For example, Moskowitz describes the unique Louisiana features on page 157 and states that "the buyer can ask a court for immediate possession of the property." I called the Sherrif in Bossier Parish and tried to verify this. Sure, you can ask the court, but the answer will almost certainly be "no."

LA CONST T7 S25(B)(1) says:
"The property sold shall be redeemable for three years after the date of recordation of the tax sale, by paying the price given, including costs, five percent penalty thereon, and interest at the rate of one percent per month until redemption."

In other words, the investor has to pay the owner's taxes for three years straight before doing anything fancy like foreclosing.

Unless I missed it when reading the book, Moskowitz doesn't thoroughly address what happens to the tax in subsequent years. What I gleaned from my conversation with the Bossier Tax Collector was that the investor's best interest is to pay the tax for future years so that it doesn't go into another auction, at which point the investor loses any interest and penalties and is returned the investment basis. If I'm wrong, it's because I'm not a lawyer and Moskowitz never really explained in detail what happens after I buy the tax lien.

On a side note, LA RS 47:2172 and subsequent sections explains that for movable property, you can sieze the property.

I think I bought this book for eighteen bucks. For the price I paid, I can't complain. This book is a basic overview that you should read if you know nothing about TLCs. However, I'm still looking for a good howto book that gets down to the nitty gritty and tells me exactly what I need to do. The only thing out there that I've been able to find was my local lawbooks, so I'm trying to partner with a lawyer to help me read legalese.

Summary: The information is worth the money, but you'll need more.
Review: The book was enjoyable reading, and it has some very valuable information. I have read most chapters several times. For the most part, it confirmed facts contained in literature available from the states offering tax lien certificates (and so it should). More valuable to me was the section on the affects of bankruptcy on tax liens. But I think the book lacks some practical information needed to carry this act of investing through. I recommend this book for anyone, especially the novice.

Review: The hardback sold by Amazon.com is updated from the looseleaf version that sold so well at $100. I tried to make it a practical guide and a fun read.

Summary: an ok book
Review: The idea of tax liens turns out to be a lot more confusing than what other financial writers claim them to be. This book itself was confusing to me. Every state has different tax lien laws and this book attempts to take each state one by one and go through the individual state's laws. Laws change all the time, and the copywrite of this book, I believe, is 1994. This means much of the book is outdated. If you want state by state specifics of the way tax liens are handled, this book is for you. However, if you want the basics to how everything is done, then this book is pretty worthless. My advice would be to try to find an updated book on tax liens, however, if none exist, then this might be a decent book to read - as more of a specific level book.

Summary: Have to agree with the five star reviewers,
Review: There are some pretty bored and misinformed people posting on this board. Obviously, despite their raging, bashing and claimsof being tax lien investors, their reviews spew out totally unsubstantiated comments, and these people don't know beans about tax liens.

Tax liens are among the safest and most profitable ways to make money. SAFER & MORE profitable than playing the stock market. You can make up to 50% rates of return in some states. One caveat; beware of land in certain areas and research the liens that you are going to buy.

Tax liens are profitable, safe and fun. Disregard the 1 star reviewers on this great investment and this great book. Sure it was written back in the early 90's, but not that much has changed. This isn't like personal finance or tax strategies which change almost constantly.

The 16% Solution is a great way to learn how to invest in tax liens and I recommend it.
