Rating: Summary: This is the best I've read so far... Review: In the last year, I've read 6 different books on real estate investing for small investors, and this is by far the best one. This book is well written, easy to understand, and portrays investment results that are believable (not true with other books I've read). This book gives great direction to anyone who wants to transition out of their current career and into a career of real estate investing.
Rating: Summary: This is written so anyone can read and understand. Review: I have over 25 years in the lending and mortgage industry. This book was writtren for anyone who wants to invest in real estate. She difines the terms that are use in the mortgage and real estate industry in a very clear maner. I would recommend this book if you are buying your firt or your tenth house.
Rating: Summary: Never thought I was the landlady type... Review: until I read Suzanne's book. Her book gave me all the tools I needed to succesfully acquire and manage trouble-free rental properties, and the confidence to do so. One week after finishing her book I bought my first rental property, and am confident more will be on the way. With her tips on finding financing, selecting properties and tenants, as well as her day-to-day details section, it makes me wonder if it's possible to make a mistake! Thanks for sharing your years of experience with us, Suzanne.
Rating: Summary: Very thorough and comprehensive Review: I bought this book from the author at a conference and have used it extensively in purchasing two more rentals. I have had rentals for 20 years but learned a lot from this book. I especially liked the materials on financial analysis and writing a lease. I highly recommend the book to any other real estate investor.
Rating: Summary: Our best real estate investment yet! Review: My wife and I feel "Rental Houses" has been our best investment yet! We have built and rented 4 two bedroom, one bath duplexes for three years and are now in the process of selling and exchanging them with a 1031 to 3 bedroom 2 bath homes. Before this book was published, we had learned so many of it's suggestions & ideas the hard way. "Rental Homes" not only reinforced those practices, but also taught us many valuable new tips. This book is written in a well organized, easy-to-understand format. We feel this book is an absolute "must" for anyone eager to learn the business of investing and renting homes. "Ah yes, if we only could have invested (in this book) earlier.
Rating: Summary: Excellent guide focusing on middle-class landlording Review: Suzzane does a great job of explaining her particular approach to landlording, which focuses on buying and renting clean middle-class single-family detached homes and securing leases that are as trouble-free as possible. There are other approaches, such as buying fixup properties, which she discusses and explains why they might be appropriate for some people and not for others. All in all an excellent guide to the whole process.
Rating: Summary: A great book for those starting out! Review: This book is a great resource full of the kind of information that the average person needs to get started, and is written in a no-nonsense manner. Great if you're just getting started, or just thinking about getting started!
Rating: Summary: Common Sense Conservative Approach Review: After reading several "get rich quick" type real estate investment books, I was getting frustrated. I am a much more conservative person than that and was just not interested in the late night TV approaches to real estate investment. This book hit me directly where I was at. Thomas is a smart common sense investor with real life experience. Much of her advice, I either already knew or would have done anyway. However, there were a number of areas where I had serious "ah-ha" moments. One example is using ARMs for cash flow. I would not have touched an ARM prior to reading this. Her explanations of the loan industry was invaluable. As a result of reading this book I am closing on my second property in 3 weeks. I highly recommend this book. I keep going back to it as my reference guide..
Rating: Summary: Basic but realistic and sensible advice Review: The book is very basic. If you have already read other books and have experience investing in real estate, you will probably fall asleep reading this. However, if you are new, you will enjoy and benefit from reading Suzanne's excellent book.Not the greatest book, not bad either. But at least it's not somebody elses progam.
Rating: Summary: INTERESTING??? Review: Isn't it funny how mediocre books like this are described as "realistic", "sensible", and "not get rich quick"?I guess some folks feel that anything with savings account rates of return (if that) is realistic and sensible. Or perhaps anything put out by someone who is not making a lot of money is realistic. As other reviewers have indicated, this book is basic is as basic goes. A lot of what is offered in this book, has been taken from the "gurus" older books only is in digest form (very abbreviated) and like the "gurus" (who have been at this a lot longer and are a lot better) Suzanne offers a seminar. The book is just to get your interest.If you know absolutely nothing about real estate, this book is like First Grade elementary basics, but is not enough to make your first deal.Better to invest in Carleton Sheets No Money Down Program or buy Bob Allens "Nothing Down for the 90's".Beware of unknown authors trying to sell "realistic, sensible" (actually--ineffecive) books and financial advice.
