Summary: I flipping HATE this book!!
Review: The bad... thing about this book is that the real estate jargon used by the authors is really hard to grasp for someone who is a rank beginner. These guys really know the business, but for someone who doesn't know it or doesn't have a familiarity with real estate jargon, you'd need to read other things before trying on this book.

One example of what I'm talking about, quoted from the text of the book: "In some cases, the seller may already have a mortgage on the property. If this is the case, the seller may require the buyer to pay most of the purchase price in the form of cash so that he can satisfy his loan balance. The difference between the loan balance and the purchase price (equity) is paid in the form of a promissory note. Assuming the buyer borrows the cash from a conventional lender, the note to the seller will be secured by a mortgage that is junior or subordinate to the lender's mortgage. When the transaction is complete and all documents are recorded, the buyer has title recorded in his name, the lender has a first lien, and the seller has a second lien on the property."

Whhhaaaaaaat......???? They totally lost me on that one, and this book is so full of paragraphs like that one that I have to read everything three times before I even begin to get an idea what the hell they're saying. They don't mind in the least bit using complicated phrasing and technical/legal real estate jargon that totally intimidates and confuses the beginner.

I'm not saying this isn't a good book for seasoned, experienced real estate investors, but for the beginner it's worthless. All the who-holds-what-note lender-seller-escrow-third party-deed of trust-subject to finance-lien-agent-power of attorney-due on sale mumbo jumbo and all the paragraphs that seem to go in thirty directions at once do nothing but intimidate the beginner. I got to the end of this book thinking "I'm never going to be able to do this at all, let alone make any money at it." Thank god I have other books that don't make me feel that way at all, such as "Buy It, Fix It, Sell It, Profit!" by Kevin C. Meyers. This is a much easier to understand book that doesn't use a bunch of pretentious legal jargon and phrasing that looks like a literary M.C. Escher drawing.

If you know a bit about how real estate transactions work, I might recommend this book...... MIGHT recommend it. If you don't know anything and have never bought a piece of real estate, read other, simpler books before you read this one. These guys write like lawyers (one of them actually is a lawyer) who are writing for other lawyers. Very hard to grasp if you're a beginner, to the point that it makes real estate look too intimidating to get into--which I know is not the case since people do this all the time and it really is a feasible way to make a lot of money as long as you don't read anything by bozos like these two who are apparently trying to scare everone away from it.

Summary: The Book that Got me Started
Review: This book got me started in real estate investing. It is a must for any beginning investor, covering the whole gambit: flipping ("quick-turning") real estate, rehabs, negotiating, writing contracts, dealing with realtors, setting up a game plan, finding other investors to work with, etc. It comes with some real good sample contracts, which, from my attorney background, I must say are quite good! Syndicated Columnist Robert Bruss, also an attorney, gave this book a "12" on a 10 scale.

I have since read some of Mr. Bronchick's other books and they all cover the important details and legal aspects of real estate better than any other books. As an attorney, I often notice that these details are often glossed over in other books which are loaded with theory. You won't be disappointed with Bronchick's books - they are loaded with content! It's good to see there's a real estate attorney out there covering people's bottom line!

Summary: I Agree With Fluffy
Review: I agree with the fluffy review in that this book contains little more than a course in Real Estate 101. Bronchick does, however, provide some good advice on the legal aspects of real estate but barely touches the flipping subject. I also read Berges' book on flipping properties and once again have to agree with Fluffy that his book is much more thorough than this one. Berges really nails the financial analysis of properties, too, more so than any of the other 20+ books on real estate I've read.

My advice is to buy Bronchick's book if you want to learn about the legalities of real estate and buy Berges' book if you want to learn about real estate finance.

Summary: It's fluffy, not stuffy!
Review: I purchased this book expecting to learn all about how to flip real estate properties. Although the author, Bronchick, does touch on the subject, I was disappointed by the book's lack of depth and substance. Bronchick barely addresses the real aspects involved in flipping and discusses real estate in theory only, meaning that I couldn't find a single real life example of how he himself flipped a property. The book is only 154 pages, is loosely written, and has little substance. One example of filler in the book is "What is a Realtor?" Bronchick writes almost half a page defining what a realtor is. Maybe there honestly are people who don't know what a realtor is, but as I said, much of the book comes accross as being of little substance.

Another book on the same subject that in my opinion is far superior to Bronchick's is one written by Steve Berges called The Complete Guide to Flipping Properties. In addition to citing many personal examples, Berges also includes many inspiring stories, which I found to be particularly enjoyable.

What an investment! One week after reading it and absolutely no prior real estate experience, I flipped my first property and pocketed $8000.00!
Bill Bronchick's writing style is easy to understand, packed full of useful information, and delivered in an user friendly manner!
This little green book is the key to putting fast cash in your pocket!
Also buy "Financing Secrets" - a must have!

Summary: Great Book For Serious Investors
Review: "Flipping Properties", is a great book for serious
investors who are willing to put funds, time, and
work into the properties and get back a lot more.
I'm not so sure that the cash is that instant, but
you can get back a lot more than you put in by
improving the property value. The area "location"
also counts.

Great overall how to book for investors and/or want
to be investors just starting out. Flipping properties
(buying, fixing up, and selling) is a real opportunity
for those willing to learn and put in the effort. I
know someone who does this and is successful at it.

Summary: Great Roadmap To Financial Freedom!
Review: Have no second thoughts about this book - Mr. Bronchick makes you understand why Real Estate has made more millionaires than any other business. Flipping is one of the Real Estate niches where you don't need any money to start and literally you have no risk doing it. This book is designed to take you simply and quickly through the learning curve. It will teach you Real Estate fundamentals, so you can understand what you are doing. It will teach you how to advertise and locate the deals, how to put them under contract, and finally how to flip them to an investor-rehabber for a nice fee. It will even give you a basic concept on how to do the rehab work yourself. What's most amazing to me, is that the book even includes all the contracts you need, which would cost literally thousands of dollars to get an attorney to prepare.

Bottom line, this book is a must for anyone who is involved in Real Estate investing, or just thinking about it. Beginners, now you don't have anymore excuses to make money - without money!

Summary: This is a good book to start with or learn from
Review: I have been involved in the real estate industry as a creative investor for close to 15 years now and I believe that I have a pretty good handle on what works and what does'nt. The authors book on "flipping" properties has a number of strategies that I have implemented in my business and that have worked well. I "flipped" more than 10 properties in 2002 and have enjoyed the profits from those deals and continue to realize positive gains from the strategies that I have learned in Bronchick's and Dahlstom's book.

I would say that if you are starting in real estate investing or you want to try a new disipline of the real estate market this book gives you a solid foundation to build this type of financing strategy.

Summary: This book made me $10,000
Review: This book literally made me $10k.

I have spent thousands of dollars on real estate courses, seminars, etc, and this book contains 90% of what I learned in those courses and seminars. the info is laid out in clear, easy to understand language, and Bronchick goes into detail on all the various strategies so I could go out and use them.

Whenever a buddy of mine sees how much money I am making in real estate and wants to get in the business, I buy him or her this book. I consider it the BEST and least expensive way to get a really detailed overview on property flipping.

Back to the $10k. Before reading this book I never really understood how to buy a house "subject to" the existing financing. People had always told me it couldn't be done. Well, this author was smart enough to tell it like it is. I bought 4 houses subject to the existing financing in the last 6 months, and I saved OVER $2500 on EACH house doing it that way (as opposed to getting a new loan or needing to use expensive hard money loans). That made the downpayment on my new BMW!

Everybody wins when I buy a house subject to: the lender gets their back payments made up, the seller gets some cash to get on with their life, and I save on all the costs of getting a new loan. It really works great.

FYI - I'm not a rank beginner. Even though I've only been in the business 2 yrs, I have made cash profits of over $95,000 since January 1 of this year.
