Lots of insight into the financial calculations and the valuing of property. If you read it, you can talk the lingo with brokers and agents and not sound stupid.This book will play a large role in my buying a complex. Highly recommended.

The market is flooded with marginal tomes on flipping single family houses, buying rental houses, no money down deals, ad nauseum. This is a breath of fresh air.

Rating: Summary: A Must Read Book - I HIGHLY Recommend Review: I can't tell you what a great book this is. I started reading it one day and couldn't put it down. It is an easy to read, information packed book for anyone who wants to invest in apartment buildngs. He tells you to exactly how to value the property and exactly what to look for when purchasing a building. I just sent a copy to my brother so he can enjoy it too!
Rating: Summary: Still the Best I've Read So Far - The Real Deal! Review: I decided to start REI about 6 months ago, and have read about 20 "serious" books on real estate investing since that time. This was one of the first books I read and, after reading many more, it is still just about the best. I am planning to go back to it for a second read shortly, and will buy Steve Berges' new book when it comes out. It also gave a credibility boost because many of his investing experiences were in and around Houston, where I lived and owned real estate myself for many years. He's the real deal!
Rating: Summary: Better than basic Review: I don't know what BASICS (other review) is talking about. The financial models are explained, and it is not heavy on marketing his software. Outside of a financial textbook this is one of the better fundamentals books I have read. Stresses value play - in-out - approach, but the key financial ratios and it's points are very astute. If you are looking to get into the business this is a great introduction and, I would say, a must read.

The author not only explains step by step how to buy and sell real estate, but he also includes many personal examples of how he did it. I especially liked the section on case studies where Berges walks the reader through three real life examples of analyzing apartment purchases decisions. He also includes a fantastic section on real estate financial analysis, which according to his author bio is what his formal education is in. The last chapter in the book was I think also the best chapter as Berges shares personal stories and uses vivid and descriptive language to motivate and inspire the reader. I just finished reading his latest book "The Complete Guide to Flipping Properties." It, too, is also well written and full of personal and inspiring stories. This book is a must read for the serious real estate investor. The get-rich-quick people, however, will want to pass on it as the author promises no such thing.

Rating: Summary: Excellent book, but there's always room for improvement Review: I had been in investment properties for several years without reading any books on the subject. Most of my experience was with multifamily houses. When I started contemplating expanding into larger properties I decided to read up on the subject and selected this as one of the first books. I have been impressed with the content and the style of the book and wish that I had read it before getting into the business in the first place. His business practices and theories seem to be very sound and with a little forethought they can be applied to differing property markets. His examples are fairly well explained and displayed. Overall this is an excellent read on this subject. That said, I do have some comments for improvement. In the financial explanations and examples he gives brief explanations. While I know this book is not meant to cover Finance 101, I would have appreciated a glossary with a bit more depth to the key financial concepts.
Rating: Summary: Best Book on Investing in Real Estate! Review: I have been wanting to venture from investing in single family homes to investing in multi-family for several months. This is the first book that has made the process of buying & selling apartments easy to understand. This book is excellent, easy to read, and very informative. Some books are so complicated, you have to read a sentence over and over again to try and comprehend it. Other books are so basic, you read through the whole chapter and feel you haven't learned anything. Steve Berges makes learning a pleasure, with good examples, and step-by-step processes. Best book I've read in quite a while!
